NBCC has signed agreements with Bihar government departments for four Phase-I redevelopment projects in Patna, with a tentative cost of approximately ₹2,000 crore excluding GST. The programme includes the proposed Gardanibagh IT park, 3,331 planned flats and commercial development under a self-financing model.
Bihar’s Chief Minister Secretariat records the MoU exchange at a programme in Patna on 31 October 2026. NBCC detailed the four projects and their financial estimates in its stock-exchange disclosure dated 2 November.
Gardanibagh tech park, 3,331 flats and Bailey Road development
The portfolio comprises Bihar State Housing Board colonies at Sector 5 near the TV Tower and Sector 6 at Bahadurpur, the IT Department’s Gardanibagh tech park, and hotels or commercial spaces at the Water Resources Department site on Bailey Road. The two residential projects together envisage 3,331 flats across income categories.
₹2,000 crore cost and ₹5,152 crore expected proceeds
NBCC estimates sale and lease proceeds of approximately ₹5,152 crore. That is a projected monetisation figure, separate from the development-cost estimate. The company says the programme will receive no state budgetary assistance and that project-wise details will follow.
For readers assessing the programme, the distinction matters. Expected property receipts cannot be treated as money already collected, construction already awarded or profit earned. The commercial questions are when space becomes available, who takes it up and how receipts support delivery.
Gardanibagh tech park moves from approval to signed MoU
MIE reported Bihar’s approval to select NBCC for the Gardanibagh technology park on 18 October. The signed agreement is the next documented stage in that project’s history. The wider Patna programme also gives readers a reason to follow housing and commercial development alongside the technology campus.
For businesses considering Patna, an agreement provides a clearer project to monitor. It does not yet answer practical occupier questions about available floor space, lease terms, services or opening dates.
What to watch next
The next useful disclosures are site-wise budgets, procurement notices, construction schedules and sale or leasing terms. Those will help contractors, equipment suppliers and prospective occupiers assess actual opportunities. Neither the signing nor the financial estimate establishes that these facilities are operational.
