Bihar has approved NBCC (India) Limited’s selection to develop the Gardanibagh technology park in Patna, with an estimated project cost of ₹413 crore. The proposal is for a mixed-use development near Bapu Tower, combining IT and commercial space with hospitality, housing and supporting facilities.
The cabinet approved the proposal on 12 October. The Information Technology Department’s resolution is dated 14 October and was published in the Bihar Gazette on 16 October 2026. This is an agency-selection and MoU-authorisation milestone; the resolution does not establish that construction has begun.
What is planned
The resolution describes a 3.80-acre site and approximately 7.43 lakh square feet of proposed built-up area. The layout includes two IT-cum-commercial blocks, a hotel block, a residential block, retail and food-and-beverage facilities, and parking.
NBCC is selected on a nomination basis. The government has also authorised the IT Department to sign an MoU with the company. Approval to sign is distinct from evidence that the agreement has already been executed.
How the model works
The ₹413 crore is an estimated development cost, not money already spent. The resolution envisages a self-financing model without state budgetary support, with receipts placed in an escrow account. Design, estimates, timelines and unit lease rates are subject to oversight approvals.
For Patna’s technology sector, the development would add a defined location for IT businesses within a wider commercial campus. Whether it attracts operating companies will depend on the delivered workspace, lease economics and tenant commitments. Those outcomes are not established by the approval.
What to watch next
The next evidence to track is the signed MoU, final design and development schedule, construction procurement and confirmed occupiers. MIE is not adopting reported job or company-count targets without supporting project documentation.
